家庭住房租购选择之谜——基于主客观社会地位的视角公共选择理论下的税收成本与社会契约形式转变

The Mystery of Housing Tenure Choice of Families in China
——Based on the Perspective of the Subjective and Objective Social Status

摘要: 基于2012年和2014年中国劳动力动态调查的家庭微观面板数据,运用Probit、IV Probit模型研究主客观社会地位对家庭住房租购选择的影响。结果发现:(1)家庭主观社会地位主要受家庭资产状况的影响,而不是受户主客观社会地位的影响,二者并不总是表现出一致性。(2)当前的和预期的主观社会地位显著正向影响家庭的住房租购选择,主要表现在中西部家庭、农业户口家庭和一套房家庭中。当前主观社会地位每增加一个等级,家庭的住房自有率提高0.5%;而预期的主观社会地位每增加一个等级,家庭的住房自有率提高0.3%。(3)客观社会地位中教育、职业、家庭永久性收入对家庭住房租购选择的影响不一致。

Abstract: Based on the micro section data of CLDS in 2012 and 2014, this paper uses Probit and IV Probit model to investigate the influence of the objective and subjective social status on housing tenure choice of families. The results are as follows : (1) Subjective social status of the family is mainly affected by the family assets, not by the objective social status of the householder, and they do not always show consistency. (2)The current and expected social status can significantly increase the home-ownership rate of the household, mainly in the Midwestern families, agricultural households and onesuite families. When the current subjective social status increases by one level, the family's home-ownership rate increases by 0.5 percentage points; and when the expected subjective social status increases by one grade, the family's home-ownership rate increases by 0.3 percentage points. (3) In the objective social status, education, occupation and the permanent income of the household have different effects on the home-ownership rate of the household. The home-ownership rate for households with secondary education background is low. Compared with management professionals, households with ordinary occupations have a higher home-ownership rate. The higher the permanent income of the household, the higher the home-ownership rate of eastern households and agricultural households are.Accordingly, corresponding policy suggestions are put forward.
